This transaction was comprising the purchase of three retail parks totalling 88.000 m² of rentable space, annualized rental income of EUR 7.6 M and Funds from Operations (FFO I) of about EUR 4.3 M. The net purchasing price of EUR 98.2 M is financed with equity and a mortgage loan provided by a leading German bank at attractive conditions. The average interest rate for the entire WCM portfolio now stands at just below 2 percent. With the successfull closing of this financing transaction all pending property transactions have been finalized for now. As of 31 March 2017 the WCM-Portfolio shows a gross value of around EUR 800 M. The annualized rental income currently stands at EUR 47.5 M and the rentable space increases to more than 426,000 m². The Portfolio shows a low EPRA vacancy rate of 4.3% only, and a WALT of 8.2 years.
